Executive Summary

Crown Castle is the largest U.S. communications tower REIT, owning approximately 40,000 macro cell towers and an associated small-cell network. The April 2025 divestiture of the fiber business to EQT and Zayo for $8.5 billion marked the strategic refocus toward pure-play tower REIT — the highest-quality and most defensible portion of CCI’s historical asset base. At $92.54, CCI trades at 23.8x trailing FFO and offers a 4.60 percent dividend yield. The valuation is reasonable for a tower REIT but not deep value; the 10 percent twelve-month decline reflects post-divestiture portfolio reshaping. We at T&T Capital Management view CCI as a high-quality income REIT at a reasonable multiple. Our base-case fair value is $105–$125.
