Executive Summary

We at T&T Capital Management believe Rayonier offers one of the more interesting sum-of-the-parts setups in the REIT universe today. The company just completed two transformations in twelve months: it exited New Zealand entirely (selling its 77% joint venture interest for $710 million in June 2025 and paying a $1.40 special dividend), and on January 30, 2026 it closed a merger of equals with PotlatchDeltic, creating a roughly 4.1 million acre, pure-play U.S. timberland and land-resources REIT with six sawmills, a plywood mill, and three master-planned real estate developments.
